Cancellation Policy
We know that booking a trip to Timber Bay isn’t just about reserving a cabin or a houseboat; it’s about marking a week on the calendar for memories that will last a lifetime.
But we know that life doesn’t always check the calendar.
Because our season is short and our guests plan their trips months in advance, we have a firm 60-day cancellation policy. Once we are within that 60-day window, we cannot offer refunds directly.
Progression of a reservation
Generally speaking, we require 30% down to make a reservation.
In order to hold that reservation, the balance is due 60 days prior to arrival. This means you’re paid in full for known expenses two months before arriving.
If reservations are made inside the 60 day window, payment in full is required at the time of booking.
Options for Cancellation
Before the 60 day window, all of your money is refundable, less any transaction fees. Inside the 60 day window, deposits and balances are not refundable or transferrable to another date.
Reservations can be transferred to another guest if you have one identified. Where possible, we will help facilitate that move. All guests must be known and confirmed before arrival.
Travel Protection Options
To protect your investment against the unexpected, we have partnered with Worry-Free Bookings to offer three specific layers of protection.
During booking you have the opportunity to add this coverage to your reservation for a nominal cost as a percentage of your total reservation.

Provides up to a 100% refund if you, a family member, or a travel companion suffers a sickness, injury, or a pre-existing medical condition flare-up. It also covers logistical nightmares like flight cancellations, vehicle breakdowns, or even jury duty summons.
2. The "Weather Watcher" Protection (Adverse Weather)

Provides up to a 100% refund if severe weather makes it impossible or unsafe to enjoy your trip. This includes road closures due to blizzards (for our winter guests) or significant weather events like hurricanes or tropical storms that prevent travel.
3. The "Total Freedom" Protection (Cancel for Any Reason)
What it is
The ultimate flexibility for the indecisive or the spontaneous.The Details
This is the "no questions asked" option. It provides a 75% refund if you cancel for literally any reason. Changed your mind? Work got busy? Just don't feel like driving? You are covered.

Which Coverage is Right for Me?
If you’re on the fence, here are three common scenarios we see every season. If any of these sound like your life, we’d recommend clicking "Yes" on the protection plan.
Scenario A: The "Toddler Factor" (Or the Aging Parent)
You are the "Stressed Parent" or the "Dutiful Child."
The Situation: You’ve been planning this reunion for six months. But you also know that kids are petri dishes for the flu, and Grandma’s hip has been acting up. If a fever spikes or a doctor advises against travel three days before check-in, our standard policy means the trip is lost.
The Fix: With Sickness & Injury Protection, you get a full refund if a doctor signs off on the illness. You don’t have to drag a sick child to the lake just to "get your money's worth." You stay home, get well, and rebook for next year.
